HomeBuyer Surveys

The HomeBuyer Survey is the standard report produced by RICS for residential property, and is used by Standley Estates Ltd in most cases.

Choose the HomeBuyer survey report if you are buying or selling a conventional house, flat or bungalow built from common building materials and which is in average or reasonable condition.

The RICS HomeBuyer survey is a comprehensive and extensive report which includes:

  • clear ‘traffic light’ ratings of the condition of the internal and external parts of the building, to include the services, drains, grounds, garages and outbuildings, and which aims to highlight any problems that require repair and maintenance
  •  a summary of the risks relating to the condition of the building, with advice on repairs and ongoing maintenance
  • Advice with issues or defects that need to be investigated prior to purchase
  •  advice with issues for your legal adviser’s attention, such as building regulation consents, planning permissions, guarantees or warranties, boundaries and access rights
  • The surveyor’s professional opinion on the ‘market value’ of the property
  • A buildings cost assessment of the reinstatement figure of the property for insurance purposes

Building Cost Assessments for Insurance

Standley Estates Ltd carries out Building Cost Assessments of buildings to provide the re-instatement figure for insurance purposes using the latest up-to-date information provided by the Building Cost Information Service, part of RICS.

RICS recommends that the buildings insurance policy is updated every three years.

Choose a re-instatement cost assessment if you are:

  • A Managing Agent or Residents Association responsible for the management of blocks of flats
  • A Managing Agent responsible for the management of mixed properties including blocks of flats and houses
  • A Homeowner
  • A developer of residential property, including Care Home Providers

RICS Red Book Valuations

Standley Estates Ltd carries out independent formal valuations of residential property, which are also known as RICS ‘Red Book’ valuations.

We are fully compliant to meet the requirements of Target HCA and Housing Associations.

The valuations include the following:

Building Condition Surveys

The Building Condition Survey is recommended for older properties, such as those which were built before the turn of the century, and for those which are listed. 

These building may appear to be in good or average condition, and is likely to be built of traditional materials such as stone, cob or solid brick construction, with thatched, stone, tile or slate roofs.  In addition, the building may be in very poor condition, with known defects and in need of extensive repair.

For older buildings, choose the Building Condition Report.  The report is more extensive than a HomeBuyer Report because of the level of detail required to address the different aspects of the structure and condition of the property.  The report may not include a market valuation, for example if it is in a very poor state of repair, but it does include:

  • A more detailed report of the structure of the building to include a wider range of issues such as the various types of materials used in the construction
  • A description of visible defects and potential problems caused by hidden flaws
  • An outline of repair options and the likely consequences of inactivity
  • advice with issues for your legal adviser’s attention, such as building regulation consents, planning permissions, guarantees or warranties, boundaries and access rights
  • A buildings cost assessment of the reinstatement figure of the property for insurance purposes
